After Orfield Design

Great design is not only classified by how a remodel looks, but how efficient it makes the home. This large Golden Valley rambler with tuck under garage and walkout basement was built in 1962. It was in great condition structurally being well taken care of by this family of five. Although the home had some very nice previous remodeled areas, our clients wanted to update the rest to better suite their lifestyle and future resale appeal, not only in colors and finishes, but also in function and sizes of rooms.

Our client shared their history: “We debated about moving vs. remodeling for quite a while so I was researching both options. I had done some Google searches on contractors for the remodeling side and came across Orfield quite a few years ago.  The appeal was the overall remodeling projects you had done, i.e. not just kitchens or baths….Anyhow, when we finally decided to pull the trigger we gave you guys a call, felt like it was a good connection and the rest is history!”

During our planning stages, we took into consideration the entire homes architecture, the family routines and their long-term wishes. This involved creating a master plan that encompassed all areas of the home, from the basement to the exterior rear deck, plus the other large projects listed here: 

(1) The Front Entry/Curb Appeal project (shown here) addressed a leak into the basement under the front stoop and also created a large mudroom. Part of creating a welcoming feel involved removing the old brick and ledge stone planters which allowed the front door to be visible. Supporting the new concrete slab over the room below involved structural framing, and on the exterior the dated painted railings were changed to a black aluminum alloy Redi-Rail system. To break the fortress feel of the vertical sheer brick wall, we cut a new opening in the masonry, installed a Marvin Integrity egress window and reused ledge stone for the sill, making the basement room underneath open to many possibilities. Inside we removed a small closet under the existing stairwell to create direct access into the new mudroom under the entry which eliminated the old lower level “bottlenecks”.

(2) A rear Master Suite Addition on post footings containing a large bedroom, walk-in closet, built-in storage, office niche, exercise, sitting area & large private bathroom.

(3) The Main Level General bath was expanded to hold a double sink vanity, deep soaking tub/shower combination and built-in linen.
