A previous owner attempted a below-grade walkout by setting up a basement side entrance door surrounded by poured concrete retaining wall and pavers. The sump pump at the bottom was obviously not working and therefore water intrusion and that of personal security were important initial issues to our clients, the new home owners!
We removed the basement door and storm door and installed a Marvin Integrity Casement egress window in its place. This involved framing, insulation and drywall patching and new finish trim on the interior and on the exterior: new water-proofing, stucco patch and paint. After taking out the poured concrete retaining wall, steps, and pavers on the exterior, we then installed new galvanized window wells, dirt fill, landscape rock, and sod.
Our clients now enjoy their dry basement with a feeling of security, and the attractive legal basement escape route offers plenty of natural light!
