This young couple purchased a 1952 rambler with a full basement. Originally they wanted to finish their basement and achieve a more open 1st floor plan with a kitchen remodel and addition, to gain better spatial relationships between rooms for their current entertaining and birth of their first child (which she announced at contract signing!). In making this house a happy home, they knew what they wanted to do, but needed guidance and suggestions to achieve their goals within their budget. We mutually agreed to eliminate the basement finish and decided to focus on the 1st floor kitchen, family room addition, and updating the adjoining spaces.
We designed and accomplished a complete remodel of the existing kitchen with interior wall removed to existing living room, doorway from front entrance into kitchen also removed, and exterior home kitchen wall removed to access new sitting room addition.
Other alterations included the remodel of the 1st floor powder room, updating of the fireplace surround and hearth, refinished hardwood flooring, and new painted trim installed. A new open and inviting kitchen layout shows off new stainless steel appliances, hardwood flooring, glass pendant lights, and custom cherry cabinets. In addition, Peacock Green granite countertops with ceramic and metal tile backsplash helped to turn this older home into a fresh and inviting space!

Popcorn texture was scraped off the ceilings, trim and walls were painted, carpet and Pergo flooring were removed and new 1 ½” red oak hardwood was installed in the kitchen and sitting room. Living room/dining room floors were refinished. To complement the kitchen remodel, we replaced the brick fireplace with a new Peacock Green Granite surround and hearth and painted the wood mantle. In addition, the dining room built-ins were painted white.
The new movable cherry wood pantry on wheels was designed at the clients request as a partition between the sitting room and kitchen, but it also allows flexibility in moving furniture.
To create room for a large kitchen island we removed the wall between the kitchen and living room, engineered and installed a 2-ply 18 foot long LVL beam to support the roof rafter loads down to the basement. Subsequently in the basement, an additional structural post and footing were installed.
To remove the exterior homes wall from the kitchen to the new 4-season sitting room, an intersecting 2-ply LVL 12 inch beam was installed perpendicular to the one mentioned above. This held up the roof rafters and existing exterior wall opening. To create a warm sitting room connected to the new kitchen, we installed a new floor structure, walls, and roof trusses, roofing, and new Marvin Integrity windows.
